Fix & Flip in Summer 2026: Where the Deals Are and What Lenders Want to See

Inventory is moving, margins are tighter — here's how to position your next flip for fast financing.

The fix-and-flip market looks different in 2026 than it did a few years ago. The frenzy of 2021–2022 — where almost any deal penciled out — has given way to a more disciplined environment. Margins are tighter, holding costs matter more, and lenders are underwriting more carefully. But deals are absolutely still getting done.

The investors succeeding right now share a few traits. First, they're buying right. In a tighter margin environment, the purchase price is everything. Overpaying by 5% on acquisition can wipe out the profit on a flip. The best investors are negotiating hard, targeting motivated sellers, and walking away from deals that don't meet their numbers.

Second, they're working with experienced lenders who understand the asset class. Fix-and-flip financing is not the same as a conventional mortgage. The lender needs to understand ARV (after repair value), scope of work, contractor timelines, and local market comps. Lenders who don't specialize in this space often create delays that kill deals.

Third, they're keeping their scope of work realistic. Cosmetic flips — kitchens, baths, flooring, paint — continue to perform well. Full gut renovations in uncertain markets carry more risk. The best flips right now are properties that need work but not a complete rebuild.

What lenders want to see: a clear purchase price, a credible ARV supported by recent comps, a detailed scope of work with contractor estimates, and a realistic timeline. The stronger your package, the faster you close and the better your terms.
