Commercial Bridge Loans: When Speed Is the Strategy

Short-term, asset-based, and fast to close — bridge loans are the tool that keeps deals alive when timing is everything.

In commercial real estate, timing is often the difference between a deal and a missed opportunity. A property comes to market, the seller wants to close in 30 days, and your long-term financing won't be ready in time. This is exactly the scenario bridge loans were built for.

A commercial bridge loan is short-term financing — typically 6 to 24 months — that allows you to acquire or refinance a property quickly while you arrange permanent financing, complete a renovation, stabilize occupancy, or wait for market conditions to improve. The loan is secured by the property, and underwriting is based primarily on the asset value rather than the borrower's income.

The most common use cases: acquiring a property before permanent financing is in place, refinancing out of a maturing loan when long-term financing isn't yet available, funding a value-add project where the property doesn't yet qualify for permanent financing, and buying time when a property is transitioning tenants or undergoing repositioning.

Bridge loans are more expensive than permanent financing — rates are higher and there are typically origination fees. But the cost needs to be evaluated in context. If a bridge loan lets you close a deal that generates $200,000 in profit, paying an extra 2–3% in interest for 12 months is a reasonable trade.

What lenders look for: a clear exit strategy is the most important factor. How will you repay the bridge loan? Refinance into permanent financing? Sell the property? Lenders want to see a credible, realistic path to repayment. The stronger your exit strategy, the better your terms.
